Station Area Description

The area around Lancaster Station encompasses approximately 42 acres. The area expands both north and south from Lancaster Station and is bounded by McGovern Avenue to the south, North Prince Street/Manheim Pike to the west, Keller Avenue to the north, and Lititz Pike/Lititz Avenue to the east.

The Lancaster Station Area is positioned on the northern edge of the City at its border with Manheim Township.  This political boundary marks a change in development type and density.  The area south of the station in the City is primarily built-out, established residential with mixed uses.  Conversely, the areas north in the Township are less densely built-out and consist primarily of commercial office and retail uses. 

The Station Area includes an expansive 11-acre parcel that is the site of a former hotel that has been demolished.  This property could provide opportunities for large-scale Transit Oriented Development (TOD) adjacent to the station site. 
Several existing properties south of the Station Area, though currently occupied by active businesses, such as auto dealerships, are incompatible with the Station Area. 

The Area also includes more than a dozen parcels acquired by PennDOT to provide the necessary rights-of-way for the Lititz Pike Bridge Replacement Project. The Route 222 bridge carries more than 28,000 vehicles per day and is an important connector between northern Lancaster County and points south. Originally constructed in 1932, it showed signs of aging and is due for replacement. The new bridge, which is scheduled for completion in October 2014, will realign Lititz Pike to connect with North Duke Street, which will be widened to accommodate two-way travel.
